description of project
This Application involves a Planning Scheme Amendment to rezone Council land (an existing carpark ‾ zoned PUZ6 ‾ Local Government) to allow the development of a Leo´s Fine Food and Wine Supermarket and associated car parking, in addition to replacing the existing 143 car parking spaces that exist onsite. The supermarket is proposed at 2,600m2, with the development also including a semi-basement car park and 2 levels of car parking above the supermarket itself. Access to the supermarket is proposed via an existing ROW and also from Summerhill Road, with a secondary street (Somerset Road) providing egress only.
The Application is currently with Council awaiting formal exhibition, having already been put to the community via a consultation meeting held on February of this year. The estimated value of this project is $13M which involves a number of high profile consultants such as; Peck Von Hartel Architects, Ratio Traffic Consultants, John Patrick Landscape Architects and Marshall Day Acoustics forming the multidisciplinary consultant team.
The proposed supermarket is supported by the Hartwell Structure Plan and the principles within Melbourne 2030 which focus on Activity Centres. It is our view that the supermarket has the potential to act as a retail anchor and greatly rejuvenate the Hartwell Shopping Centre. With high vacancy rates, this Neighbourhood Activity Centre stands to greatly benefit from the quality and reputation of a Leo´s Fine Food Supermarket.
